What is Super Area in Real Estate?

Super Area (also called Super Built-Up Area) is the total area of your apartment including the carpet area, wall thickness, balconies, and a proportional share of common areas such as lobbies, staircases, lift shafts, clubhouse, and amenity spaces.

Super area is the measurement traditionally used by developers to quote apartment sizes, particularly in North India. While RERA now mandates disclosure based on carpet area, most project brochures and advertisements still prominently display super area figures because the numbers look more impressive.

What Is Included in Super Area?

The Loading Factor

The difference between carpet area and super area is called loading. If a developer quotes 2,700 sq ft super area with 25% loading, your actual carpet area is approximately 2,025 sq ft. How to Compare Projects Using Super Area

When comparing apartments across projects, always ask for the carpet area figure alongside the super area. Calculate the loading percentage for each project. The BSP (Basic Selling Price) is usually quoted per square foot of super area. To calculate the effective price per square foot of usable space, divide the total cost by the carpet area instead. This gives you a more accurate comparison of value across projects.
